Send money now! Candidates compete for online cash

WASHINGTON (AP) ? Republican strategist "Karl Rove and his allies have taken the gloves off" in Ohio. Send money to stop them.

No, wait. "Hollywood-liberal-elites are trying to hijack a Senate seat in Missouri." Funds needed now to prevent it.

These aren't letters home from distraught relatives or friends. They are part of a ceaseless competition for campaign cash in the email era, from the race for the White House to Congress and local office.

The stakes are high, measured in the hundreds of millions of dollars every election cycle. Precisely how much is not known, since the Federal Election Commission does not require federal candidates to tally donations raised via email or websites separately from those made in response to traditional mail, phone banks or candidate calls.

In an age of multi-tasking, getting attention fast is critical.

President Barack Obama entered small-dollar donors into a lottery with a chance to have lunch with him last fall. In a follow-up, the prize is dinner with him and former President Bill Clinton.

The idea seems to be catching on. Mitt Romney's campaign is raising funds by giving contributors a chance to be one of four picked to "sit down for a bite to eat" with the Republican presidential contender and his wife, Ann.

Some online appeals include video, like one that Sen. Debbie Stabenow, D-Mich., included of her rival, Pete Hoekstra, saying he favored drilling for oil in the Great Lakes laterally from onshore platforms.

Others seek a signature on an online petition, an act meant to create a sense of empowerment in the signer, and one that leads quickly to a request for funds.

Opponents of the recall of Wisconsin Gov. Scott Walker often send out email requests for money that include a list of names of "Great Patriots" and the amounts they have donated. The hope is that others will join.

"It's like a two-minute elevator pitch," said Taryn Rosenkranz, whose company, New Blue Interactive, works for Democratic candidates and causes. "You don't have very much time before you've lost the reader."

Messages delivered digitally are "faster and more agile than TV, direct mail or phones. You can initiate a fundraising campaign the day a news story hits or something of note occurs in the political environment," said Ben Olson, director of online services for the Republican-aligned firm Arena Communications.

Even preview lines ? those short phrases that summarize items in an email inbox ? are viewed as critically important. "Nasty, vindictive and liberal to boot!" read one recently, practically begging to be opened. "Exclusive: We want you to be the first to see this," confided another mass email.

Technology lets campaigns know instantly how much money is coming in the door in response to the latest pitch. "A lot of times what you can do is put out two or three different versions and put them out to different demographics and sometimes through different websites," said Steve McMahon, a Democratic political consultant.

Increasingly, campaigns use Facebook and other social media websites to raise money. Erik Nilsson, vice president at the CDMI, a Republican-aligned firm, claims credit on the company's website for showing that online fundraising yields "can be increased by 52 percent by engaging donors through social networks."

In an interview, Nilsson said, "Friends asking friends are more likely to get a donation and when those donations come in ... they come in much higher."

The next frontier may be donation by text message, which is currently banned.

Among the obstacles is a long lag between the time a donation is made and when it is transferred to the campaign by the mobile company. Also, a text donation to a charity, for example, provides a donor's cell phone number, but not name, address and occupation, information the Federal Election Commission requires to ensure a contribution is legal.

Lawyers representing a pair of consulting firms, one allied with each of the two major political parties, have recommended steps to overcome the difficulties and last month asked the FEC to permit donations by texting.

None of the technical considerations is readily apparent to the potential donor, left to sift through competing appeals.

No event or issue, it seems, is too minor to trigger an urgent and/or outraged request for contributions.

The campaign of Sen. Sherrod Brown wants money because Rove and his allies "have taken the gloves off" and are attacking the Ohio Democrat. "If we can't hit the million-dollar goal for our No Fear Fund, we'll get buried before the summer even starts," said a recent email.

Sarah Steelman, a Republican running for the Senate in Missouri, warned recently that Democratic incumbent Claire McCaskill "has a series of liberal celebrities who are funding her campaign ... defeat Hollywood's Third Senator," it says. Photos of Danny DeVito, Susan Sarandon, Kate Capshaw and Steven Spielberg are included, superimposed on the iconic Hollywood sign in the hills of Los Angeles.

In recent days, Florida Democrats claimed they had registered 10 percent more voters than Republicans and pleaded, "Contribute today and help us keep the momentum."

South Carolina Gov. Nikki Haley's political organization emailed supporters about her new book, "Can't Is Not an Option."

"If you donate $50 or more to help me continue our fight, you will receive a limited edition personalized copy," she wrote.

Tommy Thompson, a Republican contender for the Senate in Wisconsin, told his email recipients somewhat breathlessly, "We just received our first shipment of yard signs." Anyone interested in having one could stop by the office. If not, they could join the campaign as a volunteer.

Either way, a $20 donation means "we can keep buying more signs."

On June 5-6, amateur and professional astronomers alike will be treated to a very rare celestial event: the trek of the planet Venus across the sun. Of course, there?s an app for that.

Called VenusTransit and available on both the iOS (iPhone) and Android platforms, the app recreates a centuries-old experiment that was used to help calculate the size of the solar system, specifically the Earth?s distance from the sun.

The transit of Venus across the sun is one of the rarest celestial events ever witnessed in human history. Only six Venus transits have been observed in the last 400 years, and if you miss this one, you're out of luck. The next transit of Venus occurs in the year 2117.

That's where the VenusTransit app comes in.

The skywatcher society Astronomers Without Borders and Dutch schoolteacher Steven van Roode are behind the app. Users of VenusTransit are asked to use a built-in timer within the app to calculate the length of the ?ingress,? or entrance, of Venus' shadow onto the solar disk, and the ?egress,? or departure, of Venus?s shadow from the face of the sun. The app combines that info with location data from the phone itself and sends it to a central server. The app?s creators hope to see whether the data gleaned from amateur astronomers can be as accurate as those of 18th and 19th century stargazers who did the same experiment with far less precise instruments.

Astronomers who watched the 1874 and 1882 transits were able to determine the distance from the Earth to the sun to within 1 percent of its actual value.

VenusTransit has three sections: a timer, a simulator and a visibility section, which tells you when the Venus transit should occur in your location.

If you would like to participate, be sure to read this description of the app and familiarize yourself with the methods of timing the transit. From there, use the simulator to practice timing both the ingress and egress, and compare your times to the correct time to gauge your accuracy. (Note that the app has locked out the timer portion until the time of the actual transit to prevent bogus entries.)

Following the transit, data collected will be posted to an interactive map on the Astronomers Without Borders website. Roode says he hopes the site will become a ?time capsule? for future descendants to look back on the events of the Venus transits of the 21st century.

Ever since Brooklyn was born just over five years ago, my priorities in life have changed very drastically. I was 21 years old when Brooke was born. Up until I got pregnant, my idea of a fun weekend was going out (wearing a brand new outfit bought just for the occasion) to a bar, club, or house party to drink, dance and act carefree. Money wasn't an issue; neither was sleep. I could easily stay up until the wee hours, get 3-4 hours of sleep and get up and go to work. I worked full-time at daycare center, part-time as a manager at McDonald's, and went to school two evenings a week. My energy was endless. Even with little sleep, I excelled at each of my jobs and at school. I have no idea how I did it, but I did. And yeah, it was a lot of fun. And I have no regrets whatsoever.






But now, my priorities are so different. My idea of a fun weekend is spending time with my family. Playing board games, doing puzzles, building Lego creations with the girls. Running around in the back yard, taking the girls for bike rides, going on hikes, or to the park. Eating dinner together around our tiny kitchen table. Having pajama dance parties in the living room. Turning on Hockey Night in Canada and cheering for the Leafs even though we know they'll probably lose. Watching a movie and maybe?probably having a drink or two with Chris after the girls have gone to bed. Passing out half-way through the movie and never having a clue how it ends. Sure, I still go out on occasion to let loose with my friends... but not very often, probably only a few times a year. I am entitled to that. About 6 years ago, I really never would have imagined how much my life would change after having kids. But it is a lot of fun. And I have no regrets whatsoever.






When pregnant with Brooklyn, I told myself I wouldn't let being a Mom define me. I would keep the same friends, I would still go out on the weekends when I could. That first little while as a Mom I probably spent more time going out with friends on the weekend than I should have, and I regret it a little bit. But that's okay. You live, you learn. Soon I realized that I would much rather stay home and hang out with my beautiful baby and her Daddy, and get lots more sleep! After that I learned pretty quickly that when you have kids and your friends don't (or, sometimes they do), and you start turning down invitations to the bar, often times you drift apart and talk much less. Some may stop talking to you entirely. This used to keep me awake at night but I have come to realize that many people are not meant to be in your life forever; friendships come and go. Some last a long time, and many don't. And that's okay too. The important and meaningful ones are usually the ones that last.










As much as I told myself it would never happen, having kids has entirely changed my life. But I am so, so happy with how it has changed.?Some people I know that have kids are still going out nearly every weekend, drinking, dancing, doing appalling and shameful things that a grown adult really shouldn't be doing... but whatever. It doesn't really make sense to me, but who am I to judge how others waste?spend their time? I just do my best to separate myself and my family from people that are obviously negative influences.?


All I know is this: Chris is out of the house for 11 hours a day five days (and sometimes six days) a week; our time together is precious. Never, ever in our lives will we regret spending too much time with each other or with our kids. We absolutely love spending time together as family. It is so fulfilling and so satisfying... I can't even describe how happy it makes us.?Yes, sometimes I feel like I need a break from my kids - I am with them nearly all day every day, and it can be really hard on me (and them!).?Usually even just going out for a half hour to pick up milk and bread is enough to get myself out of a funk... especially when I walk in the door and two brown-haired, blue-eyed beauties come running to greet me with toothy grins and open arms. It makes it all worth it.






My family is my number one priority. I am so, so thankful for the life I have. I may not have a huge house or lots of expensive things. I may be able to count the friends I can depend on and trust with one hand. I may only spend my time and energy on a few people who return that same compassion, caring and honesty with me. But all of this is a trade-off because I am so rich in love. And I wouldn't have it any other way.

Loan to Value (LTV):

The more equity a property contains the easier the loan process will be per say. Also, favorable rates are available for LTV's below 50%. If we have to decide between a property that is in a less favorable area, but the LTV is very low, say 30%, or a nicer home with an LTV of 60%, we will more than likely choose the 1st scenario. Another factor in regard to LTV, is the stabilization of that particular neighborhood. If a neighborhood is on a 10% decline every six months, we are going to take that into consideration. If our loan term is for 12 months, we will take our max LTV of 60% and subtract 20% (Decline), thus making our new max LTV for that neighborhood 40%. We do this because at the end of our 12 month term we expect to be at an LTV of 60% due to the decline in value. On the flip side, if we are make a loan on a property located in a neighborhood that has shown a steady increase in value, we don't have a problem going beyond our 60% LTV max.

Location:

Since banks are hardly lending these days, the reliance on private funds has become a very popular financing option. Just a few years back hard money was used to finance the "riskier" borrower, but now we can basically cherry pick. A desirable location is a must for us as we need to know that we can sell the property quickly should the guarantor default on his/her obligation. If the property is in a rural area most investors will not finance the property unless they are very familiar or are native to that rural area. Many guarantors come to us with a request to finance their short sale purchase, asking for 100% financing due to the perceived value of the property -VS- the short sale purchase price. Unfortunately, in most cases there are so many short sales or foreclosures in that neighborhood that the true value of the property is the actual new short sale purchase price, thus we would finance up to 60% of the new purchase price.

Guarantor's Credit and Financial Strength:

Since there are an abundance of borrower's with excellent credit and strong financials, we prefer to have them as guarantors. We want to see that a borrower has the ability to service the debt payments of the loan should the need arise. We also like a guarantor to have some reserves should their income decrease. We don't like to see guarantors that are in a desperate situation financially and rely on private financing solely to get them out of a jam. Granted, if the LTV is low enough we will still approve the loan, but we expect to own that property at some point and know we can fire sell it to cover our debt. In addition, we need to know that the guarantor has the ability to qualify for a conventional loan by the end of the loan term if that is their exit strategy. If the property generates income, that income will be taken into consideration prior to looking at the guarantors' income, when underwriting the file. We always prefer if the property can completely cover the debt payments and those scenarios will be approved first and with more favorable terms.

Exit Strategy:

Most of us prefer not to foreclose on the properties we lend on. In our business we are looking for a consistent rate of return on the money we provide. At the end of the specified term, we get paid back and then we start the process all over again with the same capital. The faster we turn over our capital, the higher our return, so the exit strategy of how the loan will be paid back is very important. A strong, viable exit strategy is a must in today's market. If the property is listed for sale or the borrower can qualify for conventional financing, but needs hard money for some other mitigating factor, this is a definite plus. Far too often we come to the end of the loan term and the guarantor is not able to pay back the loan so a strong exit strategy is very important these days.
